TERMS AND CONDITIONS

Booking: By making a booking you are agreeing to our terms and conditions as follows. All guests must agree to adhere to our terms and conditions.

Booking must be made by an adult over the age of 18 at the time of booking. During your stay an adult over the age of 18 must be present at the accommodation at all times if anyone under the age of 18 is present.

Payment: Payment must be made in full at the time of booking to secure your chosen dates and this amount is refundable up until 14 full days prior to check-in date. If a cancellation is made within 7 full days of check-in time the entire amount is non-refundable. 

Check in and check out: Check in time is anytime after 4pm and check out is 11am fixed, if you wish to check in earlier please do contact me and if I can facilitate this I will. 

Guests: The maximum number of guests is 4, the person who makes the booking is responsible for ensuring this limit is not breached. Should we be made aware of extra guests your entire party may be asked to leave and the remaining stay will remain non-refundable. 

Smoking and Vaping: Smoking and vaping are not allowed within any buildings on site, it is allowed in outdoor spaces however guests may be charged an extra fee (£10 per item) if litter related to smoking is found outwith rubbish bins. Please ensure smoking litter is safely disposed of when cooled in the outdoor bins.

Children: Children are very welcome at our accommodation but it should be noted that we cannot, due to size restrictions, provide a cot under any circumstances. Guests must take this into account when booking and no refund shall be given except under our normal cancellation policy. 

Pets: All our properties are no pets allowed however this does not include guide dogs, guide dogs are welcome. Please advise of this before arrival.

Parties/groups: Due to the size of the accommodation extra guests are prohibited. We ask that you respect neighbouring properties and keep the noise to a minimum during unsocial hours 10 pm-7 am. 

The person making the booking is responsible for the behaviour of all the guests and should ensure all rules are followed. If they are not you may be asked to leave and the remaining length of booking will remain non-refundable. We have done all we can to avoid this happening by making our rules clear prior to booking. 

Damages: Guests may be charged for any damage to the buildings or site.

Cancellations: We provide a full refund up to 28 full days before check-in for any reason, 50% refund for cancellations between 7-28 days prior to check in date and no refund for cancellations made within 7 days of check in date.

Liability: We accept no liability for any personal injury to any of our guests or any loss/damage to guests possessions during your stay.

Our property: Please do not remove or borrow items from the accommodation, for example towels should not be taken to the beach. Please bring your own items for use outwith the accommodation site. 

Right of Access: Although we like to leave our guests in peace, it may be unavoidable that we gain access to the accommodation and any part of the site so we reserve the right to do so when required. This will only be done if necessary to carry out urgent repairs or maintenance or when a complaint has been made.
